Zoning Board approves garage variance; continues subdivision case

Zoning Board of Appeals · Meeting of April 28, 2026

Mansfield Zoning Board unanimously approves garage variance on lot with steep slope and limited buildable area. Chair Darlene Pruitt and members approved the Brundige request to construct an attached two-car garage at 72 Patty's Road with an 11.8-foot side yard setback where 25 feet is required, finding the lot's topography, orientation to the street, and rock ledge created hardship. The Board also unanimously granted a finding allowing Corey Miller to add a front porch to a pre-existing non-conforming structure at 99 Lakeview Road, and unanimously accepted withdrawal without prejudice of a mixed-use parking variance for 111 North Main Street.

The Board continued the hearing on a subdivision variance application for 126 Union Street to May 19.
