Mansfield Planning Board approves 5-home Gilbert Street compound 6-0 after resolving drainage disputes. Chairman Michael McLanahan's board also approved scenic road tree removals at the Robinson Pond dam on William Street and near the wastewater plant on West Street, both tied to state dam-safety and sightline requirements. Town Engineer Rick Alves said "the groundwater is the big issue" driving years of neighborhood flooding complaints, which the approved drainage design is meant to ease.
The board split 4-1, with Brian Howarth dissenting, to widen accessory dwelling unit rear setbacks to 20 feet in R1 and 15 feet in R2 ahead of a special town meeting. Town Planner Sarah told the board Mansfield's 1.2 percent five-year housing growth rate falls short of the 1.5 percent threshold needed for a roughly $150,000 state Housing Choice grant.
