Mansfield Planning Board hears tiny-house ADU pitch and sobering County Street housing math. Resident Leah Sawyer proposed amending the town's accessory dwelling unit bylaw to allow relocatable tiny houses, saying a conventional ADU cost her $460,000 versus $20,000 to $80,000 for a tiny house, though state sanitary and building codes remain unresolved obstacles. Separately, consultant Nels Nelson of Community Scale told the board that flood zones and a legacy contamination restriction have shrunk the buildable area at the town's 35 County Street parcel from 5.1 acres to about 57,000 square feet, enough for a minimum 27 units under a potential Chapter 40R district.
Nelson estimated the project would net Mansfield roughly $27,000 a year, including about $41,000 in annual school-cost reimbursement. No votes were taken on either item; a public workshop on the County Street site is set for October 14, with a final report due in February.
