Planning Board advances data center zoning work, continues two site applications.

Planning Board · Meeting of February 11, 2026

MANSFIELD — Planning Board advances data center bylaw work, hears electric capacity limits. Mansfield Municipal Light General Manager Joseph Sollecito testified that facilities exceeding four megawatts would require significant infrastructure upgrades, while those ranging 20 to 100 megawatts would exceed the system's current load and require substantial new power procurement; he cautioned that large data center loads could jeopardize state climate compliance and drain existing ratepayers' cost protections. The Board continued the hearing on a proposed conversion of an 8,500-square-foot vacant building at 150 Oakland Street from commercial to eight residential units, one affordable, to March 11 after applicant 150 Oakland Owner LLC agreed to address Board concerns about loss of commercial tax base.

The Board unanimously endorsed two Approval Not Required plans for residential subdivisions at 29 Dean Street and Cobb Street under state Subdivision Control Law, both showing adequate public frontage and no new infrastructure required.
